More light. Less draft.

New windows and doors, flashed right the first time, across Portland and Clackamas County. A written price before we take anything out.

Old windows New windows

New double-pane glass. Thinner frames, clear glass and more daylight through the same opening.

A window is only as good as its install.

Most window leaks aren't the window's fault. Water gets in around it, where the flashing was skipped or put on in the wrong order, and soaks the wall below for years before anyone sees it.

We flash every opening in the order water runs, from the bottom up, and we check the framing before the new window goes in. If it's soft, we fix it first.

Install order

Bottom up. The way water runs.

  1. 01Check the opening

Framing probed for rot, sill checked level. Soft wood gets replaced now.

  2. 02Sill pan

A sloped pan under the window sends any water that gets in back out.

  3. 03Set the window

Shimmed level and square so it opens, closes and locks easily for decades.

  4. 04Side flashing

Tape lapped over the pan, so each layer sheds onto the one below it.

  5. 05Head flashing and trim

A metal cap over the top, tucked under the wrap above, then the trim.

Quick check

Insert or full-frame?

An insert window fits inside your old frame. Full-frame replacement takes it all out to the studs. Four questions point you to the right one.

Is the old frame solid, with no soft spots?

Any leaks, stains or rot around the window?

Do you want a different size or style?

Is the siding or trim coming off soon anyway?

Starting point

An insert will likely do.

A solid, dry frame can take an insert window. It's faster, leaves your trim in place and costs less. You lose a little glass to the second frame.

Get a window estimate A starting point, not a diagnosis. We check every frame before we recommend either.

Questions people ask first.

Do new windows need a permit?

Replacing a window with one the same size often doesn't. Making an opening bigger or adding a new one does. We check with your city.

How long until they're installed?

Windows are made to order, so there's a wait between measuring and installing. We give you the date as soon as we place the order.

Will my house be open overnight?

No. We take out and install one opening at a time, so each one is closed up before we move on.

What do the energy numbers mean?

Look at two: the U-factor, where lower means less heat lost, and the solar heat gain, where lower means less summer heat let in.

Can you replace just the foggy glass?

Often, yes. If the frame is still in good shape, we can replace only the glass and save you a whole new window.
